Asbestos survey?

    I'm about to purchase a new (old) house. Contracts are signed and I'm currently in the process of getting quotes for refurbishment.

    Our structural survey made two references to asbestos - a chimney flue outside that needs to be removed and the 'potential' for asbestos to be present in an old hot air central heating system.

    I'm just wondering how we should approach this. Is it normal when people buy a second hand house built in the 60s that they get a separate survey on asbestos and take it from there?

    Yes this is normal, original survey often will highlight the risk/potential as they are not testing for asbestos.
    I had same concerns on a shed roof when I bought a house and got a few quotes and got a handle on the cost in advance.

    A stand alone asbestos survey would not normally be carried out during the purchase process. It sflagged inthe general survey so you just need to be aware of it.

    How big is the refurb you are planning? is there an architect or building surveyor involved? they will advise you of your obligations as client. A pre refurbishment and demolition survey would normally be carried out prior to significant works.
    This type of survey is necessary prior to any disturbance or demolition work being carried out in the above location. Refurbishment / demolition surveys are much more intrusive and destructive compared with management surveys as their intention is to locate all the ACMs so that they can be removed before the refurbishment or demolition takes place. Refurbishment/demolition surveys are required as necessary when the needs or use of the building changes and the fabric of the building will be disturbed or complex fixed plant and equipment are to be dismantled

    Doop - No, I'm not looking to get it done pre-purchase. We're about to close and dealing with the asbestos is top of my list once we get the keys so getting quotes at the minute.

    We're not actually planning a major refurb at the moment, we're planning to move in and do things bit by bit. We know for sure there's a chimney flue that has to be removed so thought it was best to get a full assessment while we're getting that dealt with and then take it from there.

    Very good, I would just get onto a couple of asbestos contractors re:removal, see if they'll survey the property for any additional ACMs while they're at it.

    Dont know where youre based but these guys will travel..
