Building a salon/business from your back garden. Help please advice

    Hi All so my partner is a self employed hairdresser and make up artist and we have just bought a new home and would like to put a salon out the back so my partner can work from home.

    We are new to this and dont know what way to go about it. Firstly we dont know whether to build a salon by block or buy steeltech shed and do it up.

    Secondly we dont need planning permission for the building but are told we need planning permission to work from home as a business as neighbours may complain us if customers are coming to our house to get make up done.

    Also we were told if we apply for planning, it will then be classes as a commercial building so we will have to pay rates.

    Has anyone done anything like this and can advise what way we should go?
