New Lidl application for Barry's Field, Douglas

    They've gone back in again with a mixed use offering to counter the previous objections


    Mixed-use development comprising the construction of a 3-storey high mixed-use (residential, retail, office, and café/coffee shop/restaurant) building with ancillary facilities (totalling 1,351 sq m Gross Floor Area), and the construction of a single level Licenced Discount Foodstore building with ancillary facilities (all totalling 2,251 sq m Gross Floor Area and ranging in height equivalent from 1 to 3 storeys), all at a site of approximately 0.83 hectares at Barry’s Field, Carrigaline Road and Churchyard Lane, Douglas, Co. Cork. The construction of the proposed mixed-use building consists of: a café/coffee shop/restaurant unit (172 sq m) with external seating (56 sq m), retail office unit (230 sq m), office and apartment entrance lobbies with stairs and lifts, bicycle and bin storage, building signage, all at ground floor level (507 sq m Gross Floor Area); office unit (212 sq m) and 2 no. 2-bedroom apartments (92 sq m each) with private balconies, office and apartment access lobbies with stairs and lifts, all at first floor level (497 sq m Gross Floor Area); and 1 no. 2-bedroom apartment (92 sq m) with private balcony, 2 no. 3-bedroom apartments (97 sq m each) with private balconies, private communal open space roof garden (105 sq m), apartment access lobby with stairs and lift, all at second floor level (347 sq m Gross Floor Area). The construction of the proposed Licenced Discount Foodstore building (2,218 sq m Gross Floor Area) consists of: a retail sales area with ancillary off-licence use and bakery (total Net Retail Sales Area of 1,413 sq m), entrance pod, public facilities (incl. lobby and toilets), staff facilities (incl. staff lobby, toilets, staff room/canteen area, shower and change room), operational office, meeting room, storage (incl. cold storage), plant room, IT room, storage and delivery area; signage consisting of 3 no. building mounted externally illuminated corporate signs, 3 no. wall mounted externally illuminated poster panel display boards, 1 no. free standing externally illuminated information display board, and 1 no. finger post sign; 1 no. trolley bay covered structure (33 sq m Gross Floor Area). The proposed overall site development includes: a total of 98 no. surface car parking spaces (5 no. disabled, 10 no. parent and child, 7 no. dedicated for apartments and 83 no. regular), 33 no. bicycle parking spaces and 10 no. motorcycle spaces; primary vehicular and pedestrian access via a new site entrance from the Carrigaline Road

    If Cork county council give the go ahead for that in the current location, then they really are just after the contribution money.

    Its farcical, on a one way small street, but hey Planners are a special breed

    Well they gave it before, only failed with An Bord Pleanála because it wasn't an efficient use of space. They seem to have addressed those concerns.

    I wonder might the City Council throw a spanner in the works this time as they will be taking over Douglas within the next 12 months

    Where did you see this? Doesn't seem to be on the Council's website yet

    The M28 Steering Group will be up in arms over this given their biggest issue with the M28 is the additional traffic it will cause in Douglas.

    Oh wait, not a peep out of them.

    Doubt it, from what I hear there's not too many friends on either side of the boundary wall there and Cork CC who originally allowed the application are likely to just push it through this time.

    I think this is by far the less objectionable of the two German Supermarket plans for Douglas

    The original application had a 436 page traffic assessment and passed both the County Council & An Bord Pleanála. It will be interesting to see if the new documents (not uploaded yet) make any new recommendations bearing in mind that there will be residential as well

    I'd imagine deliveries would be done off peak. I'm not saying it won't cause traffic but there are long term solutions for that. It can be worked around. The Cinema site and the land behind it is by far the most important site in Douglas, seeing that handed over to another supermarket would be a major long term setback for the area.

    Lidl. Cornmarket street is on an even narrower, one way street in a city centre.
    I've never seen deliveries causing a problem there.

    Admittedly, the vast majority of its customers are pedestrian.

    Original application allowed for one delivery per day out of peak hours and the inclusion of a second delivery for Christmas etc. using a 16.5m truck

    This, and the new application for the 600 pupil secondary school in Ardarrig on the old carrigaline road will really add to Douglas traffic

    Doubt it, from what I hear there's not too many friends on either side of the boundary wall there and Cork CC who originally allowed the application are likely to just push it through this time.


    Well the City Council did lodge an objection to ABP about the O Flynn housing development in Glanmire a few months back.
    Their reason was the lack of infrastructure and public transport routes etc.
    I feel over all that the City Council have a much better grasp on urban areas and indeed on traffic management.

    that proposed drawing is not accurate at all, not enough bumber-to-bumper cars along the streets of Douglas :)

    Planning approved..... again.

    There were only 5 objections, one of which was from Barry's in terms of loss of business due to cafe & alcohol sales, but in general it was just traffic
