Ball park 40sq m extension

    40sq m extension with fireplace? One big slideer and hAlf wall otherwise with glazing and few small openings. Chimney for open fire with good draw. 2/3 radiators, 6 sockets, allowance for wood floor & psint. Steps into garden from slider. Insulated well. Single storey.

    Double size side entrance for access.

    I have asked 3 builders with copy of drawing and 6/7 weeks later still no price.... i just want a ball park to see can i afford it??

    (Ballpark based on limited info and without seeing what structural requirements, site constraints, level of specification & demolition works).

    Can depend on location too.

    So it’s way more than i’d Hoped... can I ask how much for the chimney & open fire?

    I adore my open fire that I have but won’t be in right room anymore.... i’d Love one in this new sitting room.... my brother telling me i’m Nuts and stove way cheaper... I don’t like stoves but reality bites! Need to cut back price...

    No idea tbh but allowing for additional foundations, chimney build up and labour etc, could be 3-5k before you even buy the fire place itself.

    Sorry for posting a second thread. But does anyone know a ball park for building a chimney for open fire in a new build extension? Cheapest fire place ever will suffice.

    I know benefits of stove but LOVE my open fire...


    I’ve found loads of threads for removing chimneys but none on costing building one..

    Totally other discussion but does anyone think open fires and their fuels will be abolished in next 15yrars???

    No one is putting open fires in new builds. Put in a stove with a large glazed door instead.

    They are all but gone already.
