Noob to extending.

    Looking for someone to give a nudge in the right direction hopefully to a 'typical' order of going about getting an extension done. Literally no clue or common sense about me so any links for reading or advice would be greatly appreciated.

    Looking at a fairly substantial expansion to a smallish 3bed semi on a corner plot, expanding to the side at 2 storeys and single storey across the full back of the property. Something like 20sqm footprint on the side 2 storey and 27sqm single storey on the back. Very early days obviously.

    You need planning so someone to design something you like and obtain planning would be a good start.

    Some will say 1000psqm is achievable depending on location. What with the celtic tiger well and truly roaring again though i think you are looking at 1500psqm. As above poster said get an architectural tech on it for a start.

    How would you finger in the air for 2 storey vs 1 storey? Some sites suggest 50% on top for the 2nd storey? So maybe 1500 for the rear and 2250 for the side or seomthing?

    Architect or architectural tech with a qs will tell you that.

    Architect - give them approx budget,
    Get design finalised.
    Get planning.
    Get architect to produce building drawings otherwise you are open to all the cowboys coming in cheap quoting off a planning drawing that will have zero info re insulation etc.
    Most important thing - DO NOT go for a builder who says he will look after the engineer that will sign off on foundations, steel work etc. The cowboys will say they have an engineer they work with etc. If you went for that, you can be 100 percent certain of a botch job. The engineer must be working for and be paid by you. He will then happily tell the builder if something needs to change.

    Awesome, really appreciate the info. In terms of typical archtect/planning costs to get to the building drawings stage, what sort of cost would you expect? Easy to find costs for initial drawings but not to go that far from what I'm seeing.

    You won't know til you talk to someone really. Get an appointment at your house and go through it from design ideas to pricing.

    Architect/engineer/surveyor/technician
    Planning with drawings to meet rough budget.
    Optional - QS now to make sure your design is within your budget.
    Construction drawings if planning granted.
    Tender.
