Cost to build 120 msq house in Clare (Lahinch area)

    Hi all,

    I'm planning to build a holiday home on a .5 acre site close to Lahinch. 3 bed, 2 bath, solid finish but not fancy.

    Could you please assist with a ballpark figure? I've heard 1,000 EUR per square metre, which would be 120,000 EUR. Does that sound reasonable?

    More Like 1350/m2.

    That would be builders finish. So carpets and finishes excluded. Excludes fees and utility connections also.

    Regardless of what people say, You need to know:
    What heating are you using, what insulation, what finish, timber frame or block, is there much excavations needed, how many corners are you putting in, standard triple glaze or passive windows, PVC or Aluclad windows, garage or no garage, what technology do you want in the house, what type of kitchen, these are just some of the hundreds of decisions needed to make that really effect the price.

    If you build 100sqm or 200sqm
    You still need
    1 front door,
    1 back door,
    planning fees
    Esb fees
    Water fees
    ect.

    Price per sq m is a joke, anybody who quotes you this is only inviting you in to get your business.

    Sq. M pricing should never be used. Especially by a contractor.
    It’s ok on these forums or while talking you your mates to give an idea if you are in the ball park of what you can afford.

    It doesn’t take account of the specifics but it does guide you if you are in the right track.
