Premium for top floor

    In a 4 story block any idea of the premium for top floor, no attic space.

    Just rough percentage guesses.

    5-10% would be my guess. Lack of attic probably makes it more like 5%, you're paying to eliminate the risk of having elephants for upstairs neighbours. A couple of other factors would come into play also - does it have higher mgmt fees ("penthouse"), presumably there are lifts etc., does no attic mean flat roof and a horrible BER?

    By no attic space; do you mean no access to storage space, or no insulation?

    For example, the top floor here would have nothing facing them, thus privacy. Any sort of sloped roof would be good, but if you had a roof like this (the one with the for sale sign on it) with the flat roof, I'd wonder about leakages. If it's flat, look into gaining access, and have someone look for possible holes, as water will pool, and birdsh|t can eat through things.

    Are there buildings facing the 4th floor that are higher? If no, or if there is no one directly opposite, it adds to the feeling of privacy.

    No-one above you is a plus; no sound from above. You don't really get much sound from below.

    The bottom two would be worth money. Not sure how much, but it's a selling point to ensure that the price is higher than the houses around it.
