    Hi there,
    How much would one of these extensions cost including stairs?

    End of terrace House, has hipped roof to the side so would need a bit extended up, think it's called a side Dormer, to allow for stairs.

    Planning permission required.
    Depending on who you use for the planning, maybe 2-4k.

    Building works to include stairs, dormer, structural alterations and fire safety design : maybe 25-30k.

    Structural design, inspection and sign off with planning and building control : maybe 3k.

    Technical Guidance Document Part B Volume 2, Dwelling Houses, Loft Conversions.

    Also, protection of structural members, escape route etc
    Your engineer really should be specifying this out for you.

    To have an attic bedroom you need to do a lot of unexpected - safety related in fairness - work. 
    Ceilings in floors below may need fireproofing, all doors to be fire doors, windows have to allow for fire escape route (not just bog velux).
    Having done an attic conversion on what everyone thought was a huge attic - you lose so much space for the correct stairs + landing at top of stairs - i had limited layout options. 
    Additionally they will prob need to build in steel beam support structure - the old brace the joyces doesn't cut it (ceilings will dip at some point then God help you that'll cost).
    Best thing is get a good few quotes but make sure you get a proper breakdown to see what they plan to do. Cheaper price may mean future trouble.
