Cost of Refurbishing a derelict property per m.sq.

    Hi, We are purchasing a very, very run down property in S. Co. Wicklow.

    At very least it needs a new kitchen, bathroom, doors, and windows + full redecorate.
    We were wondering is there a ready reckoner of sorts to give an idea of Cost of Refurbishing a derelict property per m.sq.

    Any structural issues? Roofing? Insulation? Plumbing/heating? Electrical?

    How many m2?

    110 m2. Insulation beds doing new doors and windows.rewire throughout.

    Hey just done up the house, got lads from Wicklow to work on it.
    Didn't use a builder and sourced tradesmen independently. Bought the materials so they just did the work. (Requires a lot of time on site - every morning and evening). Lots of time sourcing - plenty of stuff brought down from Newry (Bathrooms, tiles etc.)
    In fairness ours was just old (No major structural damage to deal with) but we gutted back to walls, left the floorboards as they were grand but had to do everything else. Changed room layout upstairs (all stud walls) and some minor structural downstairs
    With time and effort you can keep it around 70-80k give or take - for everything (Finishing is some kick in the nuts). I worked hard on keeping costs down and it was all started a year ago and took about 6 months. For works done most people assume it would be 120k or so (Dublin prices and all that).
    Tips I can give are: 
    Get Carpenter built kitchen - far cheaper than showroom - you do need a quality carpenter though, used same lad to lay the laminate wood floors/fitted wardrobes/floor reinforcement for tiles in kitchen etc etc..
    Bathrooms and tiles - (PM for name)Newry - all supplied by BTW yet less than half the price - some stuff was on sale.
    Demolition with you and some mates, sledge hammer and pinch bars and about 10 skips haha. Depends on how handy you are.
