Are the RTB solving disputes?

    Can't believe I have to ask but it's Ireland so you never know. Currently having an illegal RPZ zone rent increase issue. We've explained that we are aware of our rights, his obligations etc etc and there has been back and forth but it's almost at the point now where it may have to go further. Stressful experience so far but if I want to go the distance do the RTB actually act on and enforce disputes?

    Imo they Are pretty useless. They can go after landlords who.may have money but remnants can take the piss and just move on. Mess of a system

    Yes its not a perfect system but its very good if you have a good case.

    Honestly- a significant and growing number of both landlords and tenants- just aren't bothering with the RTB anymore.
    They used to be viewed as incredibly tenant-centric to the point that a lot people thought their acronym stood for the 'Residential Tenants Board' - however- they're bureaucratic approach- and the endless appeal mechanisms- mean that a lot of people have just lost faith in them as a mechanism to resolve a dispute.

    Landlords are seen as easy game- as they have a pound of flesh that can be chased- tenants on the other hand only have to plead penury and the landlord is left with no effective mechanism of making good a delinquint tenant- or restoring often significant damage to a unit.

    The system is stacked- however, its also so bureaucratic and cumbersome- so tenants who have legitimate cases- find it a nightmare- almost as much as many landlords.

    We need some sort of a solution- the current system- patently does not work (other than for a lucky few- who have the patience or the tenacity to stick with it).
