Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Condensing Boiler Soakaway

    Hi guys,

    I had a new Grant Condesning boiler installed over the summer. Now that I am beginning to use more in colder temperatures I have noticed a puddle at my soakway outlet.

    Can you guys give me any advice?
    Is this normal? Should I be concerned about it?

    The soakway pit is about 10mm from the wall of the house

    I'd say have a root about, remove any leaves or debris and see how you go.

    You can get a plastic cover to prevent leaves from getting in.

    Ok will do.

    Is it a matter of just of lifting lime stones out and tidying up? Cover seems like a good idea.

    Is the soakaway too close to house? Or is that ok?

    Drain pipe should terminate 2" above soakaway, this prevents airlocks and obstruction in drain.
    Soakaway plastic sides should be.1/2" above foothpath level to prevent rain water entering.
    Soakaway is only for the boiler.

    Incorrect! you cannot have anything on a footpath sticking up 1/2".e.g ,for a child to trip over.[and insurance issues]Also Condensate pipe or drain dont get airlocks,if you had a 2" termination above a soakway or a drain on a windy day,most of the condensate would end up on the footpath

    Hi guys.

    I have an update. Have a look at soakway now. I cleared a few bits of debri and had boiler on today.

    Should it be filling like this?

    Is it too close to my house? I am afraid of damage being done.

    a condensing boiler is capable of creating 1ltr of condensate per running hour


    time to root out and investigate whats underground no soakage there imho

    without soakage theres only one way for water to go

    Agree.
    Generally speaking you want to get water away from walls and foundations.
    It's not a big job but you should try to get the installer to do it.

    yes of course im sure you paid good hard earned money for this install


    ive seen some arse jobs on condensate disposal from boilers some guys just treat it as a nuisance and don't even pipe it away from the boiler

    ive seen only last year the best boiler on the market totally destroyed and needing replacement because of condensate terminating within the boiler case 6 years old


    serviced annually by the installer and he never picked up on his mistake

    Are you sure it needed replacing:),new flue maybe:D

    different job im sure you will get the call yet

    but I haven't seen a heatpac with a flue needing replacement yet
