Cost of building over garage of 3-bed semi

    Hi all,


    Currently in a 3 bed 1950's semi, south Dublin. We renovated the house and added a 40sqm ground floor extension a few years ago, and converted the garage to a utility room + mini garage. So existing house is all good.



    Now we are trying to roughly gauge what it would cost to extend over the garage and into the attic in future, mainly to add more bedrooms. We will start getting quotes for it eventually and talk to engineer etc, but right now what we need is to get some expectation of what is affordable.



    So ideally if someone could estimate rough costs for each of the following that would be great. Or if you have done anything similar, would love to hear your experience.

    1) Add 2 small bedrooms in first floor side extension over garage + kitchen.
    Total ~22sqm.
    We have a party wall here with neighboring garage + kitchen. What's the best way to maximize internal usable space in this scenario, where I don't think we can't realistically build on or rebuild the party wall?

    Rear half of our house already has steel frame where old kitchen was, so lets assume only the front half (old garage) would need extra support for a second floor. Can we extend the steel frame to a new pad in the front corner and build the new gable wall on top of that, rather than building a new wall from ground level all the way up inside the party wall. Then externally insulate second floor to the boundary. Is that appropriate?

    2) Convert attic to office/play/store room.

    Extend hip roof over extension. Move water tank etc in there.
    Add dormer window to rear.

    All associated works to make it a usable and comfortable room.
    Possibly add a small bathroom too.

    Some neighbors have done similar so I know the head height etc is good.


    3) Remove existing box room, reconfigure stairs/hall/landings.

    To allow comfortable access to the new areas, we would want to remove the box room and basically redo both the ground floor stairs and of course add a new stairs to the attic. Ideally each would be a staright run rather than having some turns (my calculations are that those can fit and be within regs).

    No, its still something we want to eventually do, but haven't got any quotes yet.
