New Builds POA

    I could be wrong here but doing some research. I am comparing POA listing Prices on myhome.ie Vs for new builds the actual selling price on propertypriceregister.ie

    From having a sneaky peaky I see that some of the new developments POA asking prices are being sold for less then the POA asking Price...

    Example

    Corrybeg Way - Templeogue Road, From €850,000

    So Basically does thing mean never offer the POA Price listed ?

    Add VAT to the price

    PPR doesn't include the 13.5% VAT

    There's vat but also the fact that those listing on property register now or earlier were prob a previous phase ...released at a lower price.

    Bear in mind that the sales listed for Sept 18 could have been agreed in 2017.

    Those 748899s are the 850000 exactly when VAT is added; even at that end of the market houses are not being priced that high
