    Hi all,
    can landlord install coin meters for washing machines?
    property was rent out with all the house appliance

    Some landlords in mutli-unit developments do this.

    It's legal AFAIK: the LL has to provide access to a washing machine, not exclusive use of one for free.

    If bills are shared, it means you are paying for the electricity to run the washing machine, as well as paying a premium for the privilege of using it!

    Does the money collected pay part of the electric bill? If not you can open a RTB dispute, ie it is an rent increase by proxy.

    Sounds like each tenant rents just the room they reside in.

    Minimal rental regulations are law.

    This is not a shared facilities situation, it is a full rental and there are no extra costs to be recouped by the LL as there is when there is a shared facility in, say, a house converted to studio apartments where the machine runs on the landlord electricity meter.

    Playing Devil's advocate here, but what element of the minimal rental standards is being broken? OP has stated they are paying a premium for washing powder, LL could effectively say he is charging for that.

    These coin operated machines are a throwback to when bedsits were allowed. The house obviously used to be 2 or 3 separate units.

    Sounds like they rent a room so its effectively a shared use washing machine.
