Additional costs to landlord

    Scenario.
    Tenant leaves house in bad state. Landlord then sends letter/statement outlining costs at that stage to be deducted from deposit.

    Now the landlord has had additional costs which were unforeseen at the time and now wants refund. Can a landlord then ask for additional costs from a tenant? Thanks in advance

    Would have to go to the RTB I’d say.
    Why did you refund the deposit balance before lol fixes were carried out?

    The reasonable time to give refund comes into play.

    Have not refunded the deposit as she has used it all up and more. Sent letter asking for additional money. Now I want to charge for curtains needed cleaned nets wires , poles ripped off the walls, chairs damaged, missing carpet destroyed so replacing which were not included in the letter. Initially not going to charge her but costs mounting up.

    Realistically you write this off as a lesson learned and in future ask for 2 months worth of deposit.

    It is a lesson learned. I did get 2 months deposit and was all used up and more. Suppose lucky to have the two months in the first place.

    PTRB. If welfare tenant, you may get €5 a week back after spending a few thousand on legal fees. If they work, you may get lucky, if you have taken time stamped photos of the damage when they moved out.

    no wonder landlords think seriously about taking a tenant on social welfare and hap scheme. Rtb was supposed to save landlords and tenants time and money. What is the point when you loose more money trying to find them s get your money back.

    A tenant on social can leave a place in a mess, put key meters in, leave rubbish furniture and move to another property and do the same to the next landlord without having to pay anything back. Crazy.

    Were doing this now but the loss leaves me sore plus the property will be off the market for at least a month which is more lost revenue.

    To be fair, any tenant can do this. It’s by no means the exclusive preserve of those on social welfare or HAP. Don’t tar an entire group by the actions of some.

    Your best bet now is to lodge a claim for the extra damages with the RTB. Don’t include anything that could be counted as normal wear and tear as you are not entitled to that.

    The one point i would say however is if someone is working full time and earning 50k. its much easier to try and take money off them instead off someone that doesnt have a job or any saving.
