Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Lack of building regulation certification

    We're currently sale agreed on a property and the Certificate of Compliance with Planning Legislation and Building Regulations that the vendors have provided does not ensure absolute compliance with the Building Regulations.

    It appears that the property (<15 years old) was designed and planned by one firm, then constructed and supervised by a different firm. The vendors have not provided documentation from either firm stating substantial compliance of the design with Building Regulations. What they have provided is a Certificate of Compliance from a third-party firm which states that based on visual inspection only do they believe that the property's design is in compliance with Building Regulations. But then they go on to say that it is the responsibility of the other firms to ensure compliance (i.e. they forego liability).

    Is it a big issue? We are still speculating as to why neither of the original firms have provided this certification, maybe the firms are no longer operating and the vendors never got this documentation in the first place?

    Should we be concerned about this? Or is the third-party firm's statement good enough? We did have our own engineer do a pre-purchase survey of the property and he was very happy with its condition.

    So firm A designed the place, and firm B probably followed the design? I'm guessing the unknown is that if firm B has used the building materials firm A said should be used?

    Is the house a one-off, or part of an estate? A lot of houses built nearby me around 15 years ago had pyrite, but I think Homebond sorted them out. Do you know any other houses that firm B built nearby?

    The house is a one off, don't know any houses built by the same firms nearby. But the house is in great shape, not worried about pyrite and as I mentioned our own engineer did a survey and gave it a glowing review (we've used said engineer for other properties before).
