Certification for HAP / RAS

    (HAP / RAS = county council rental of private houses)

    Looking for a recommendation for someone to certify a 2001 built 3 bed bungalow in Limerick city.

    Any idea typical ball park figure? I know, how log is a piece of string, but lets assume everything is correct, and there was the bar minimum (which there was!) of outlets etc installed at the time of build.

    If everything's fine then probably around 400-500 Euro or so. Two visits minimum are required. This assumed reconnection. If this hasn't been connected before then a Change of Contractor needs to be applied for and would cost more like 1000 Euro if everything's fine.

    Just realised you may not be talking about certification but perhaps Periodic Inspection Reporting?

    Are there any recommendations/ requirements on the frequency of periodic inspections on domestic properties?

    Any interval must take account of the installation and its general condition; evidence of alterations/additions; deteriorating; overloading; wear and tear etc. So there can't be hard and fast rules - it is for the person inspecting it to determine future intervals. Generally for a new domestic installation an initial period of around 10 years would be recommended if it is owner-occupied. It is worth remembering that the contractor's seal will recommend that it is inspected and tested at least every five years.

    Rented properties generally are inspected about once every five years, and should also be inspected on change of occupancy.

    Yes, periodic inspection reporting sounds more applicable. The house is lived in continuously, so looks like county council have just decided they need to have it inspected.

    So, I'd say only one visit required, can't see any work that needs to be done to bring it up to spec.

    OK so that may reduce costs a bit but still likely to be a few hundred Euro. Also it is extremely unlikely that no work will be needed to get a report not advising remedial work.
