Mortgage Approval length from date of AIP or loan letter?

    As per title, is the length of Mortgage Approval from date of AIP or loan letter?

    Thanks for your patience ruaneg. A fully underwritten AIP is valid for 6 months and the full Offer Letter is also valid for 6 months. If an Offer Letter issues before the expiry of AIP, the 6 months starts again from the date of the Offer Letter.

    What about for a mortgage Exception? We were told 6 months, but is it from the date of AIP or letter offer?

    Hi Gary,

    Sorry again for the delay. To apply for an exception an applicant must have identified a property. If an exception is approved the exception approval expiry will align with the Offer Letter expiry. If the property falls through a new exception application (and Offer Letter) would be required for the new property identified.
