Architect designed 30sqm extension Dublin. 90k?

    As per thread title. We saving a the moment for an extension.

    We have rear access
    30sqm in size
    Knocking current kitchen extension and sunroom and building from the original house
    Soil is quite heavy clay so doubt there would be any problems with foundations
    Normal sliding doors (not the huge bi-fold doors) as wife wants a window seat too
    To include downstairs toilet and utility room

    Is 90k enough for this. To include all fixtures and fittings. I know there are plenty of variables but is that budget sound ok? Or are we well out?

    2 - 2.5k per sqm is not unheard of currently , no large glazing will help as steel etc not required unless your opening up walls over 3m and supporting upper floors. Again until you open the ground can make a difference but as you said it appears OK.

    90k should get you what you want for 30sqm with a very nice finish.
