80k Salary: Currently renting, buy now or wait?

Hi Boardies, As the title says, i'm on 80k pa and currently paying 600euro per month in rent. I am mortgage approved and in the market for a property for around 250k ( i don't want to borrow more). Hi Boardies,

Do you think it is wise to sit back and wait or could i be shooting myself in the foot.

Get on the ladder.
Buy a proper house and don't skimp.
