16sqm one room extension

    Hi all,

    We're in a 4 bed semi-d in an estate of about 60 houses in Galway county with good access to rear of the house.

    Looking to add a ground floor extension of approx 16sqm to give us a playroom / sitting room off the kitchen. Will be blocking up existing kitchen window and back door.

    Moving the boiler to allow for a longer utility and passage through to a new back door.

    Roof will be lean to with a couple of large velux windows. Also keen to have the 4 panel sliding doors for light.

    Planning to replace the kitchen and utility while we're at it, new tiles there too etc.

    Any thoughts on a price and rough estimate of time start to finish? Luckily my Dad can do all of the drawings etc so off to a good start there.

    Also, does anyone have any experience of remortgaging to finance an extension? Seems a no-brainer to us as we need the space (#3 is on the way!) and we're lucky to be in positive equity. Had considered moving but nothing suitable locally at what I'd consider a reasonable price.

    Any tips from those who have done something similar?
