Recommendations for a solicitor for conveyance

    Looking for a good & reasonable solicitor in Limerick for a property in East Co. Limerick.
    There may be some issues with the property so would need detailed due diligence etc.

    Anyone recent experience? Approx costs etc.?
    Happy to receive by PM if not happy posting on thread.

    We used Holmes O'Malley Sexton and found them good.

    Would they not be pricey though? Big firm & all that?
    Would they negiotate a fixed fee?

    I can vouch for HOMS also. William Donovan is their conveyancing specialist. 1300 euro is their standard fee.

    I'm using John McNamara right now for mine. Buyers using Tina Hill. Both seem fine, Tina Hill has prices on her website.

    Fixed rate.
    But check associated costs like searchers fees, folio cost, etc.
    Do solicitors do fixed fee conveyancing or is a % more usual?

    No. It is a fixed fee regardless of the purchase or selling price. Auctioneers on the other hand, do charge on a percentage basis - usually 2 or 3 %.

    That's what I would have thought, but I'm looking at a quote from a solicitor which is 1% of the purchase price. It's stated that it is the "standard law society professional fee" - outlays are extra of course. This is conveyancing for a purchaser.

    That surprises me. I am a recent property purchaser and was charged a standard conveyancing fee with no reference to the actual value or amount paid for the property. I thought this was standard practice across the profession. The process involved and the amount of work required from a solicitor is exactly the same for all residential properties be they cheap or expensive.
