    Synopsis's :

    -End of terrace house with side access ,
    -Leave tunnel / passage at side entrance but build right up on the side into a dormer roof
    -Convert Attic - walk in wardrobe , ensuite etc
    - By building right up on side entrance will add 3 foot onto bathroom and box room and also allowing access to roof.
    - extension at rear of house ( not building up ) with a hip roof. HIGH spec kitchen finish.

    Approx all in 80sqm2 been added on - what we talking for cost here guys

    1500 to 2k per sqm is average now, IF the site conditions are as expected as in new foundations openings are within expected conditions and no re routing of major drains, public systems.

    Once foundations are in , engineer is happy, the trades follow the architects drawings.

    Then there's you. A few weeks ago I know of a mid build client change a standard bathroom into a walk-in shower room fully tanked with a star lit led ceiling.....££££££ added.
