To me it just looks like the 5th or 6th patch of this field that could be developed.

Does it mean planning denied, not applied for or not possible etc

It means they are simply selling the land as is.

It will be up to the buyer to apply for planning and if it is as you say a corner of a guys field it is quite possible that planning would be impossible unless you are from the area.
