Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Section 48 development contribution

    Our architect submitted to planning showing the total floor area and a reduced figure "subject to development contribution" 40m2 less than the total floor area.

    This is a new build.

    The planning condition shows the total floor area is subject to development contribution.

    Did the architect make a mistake (perhaps copied from a previous drawing that was an extension) or is the planning condition incorrect?

    New Build = Total floor area subject to the contribution.
    Tour Architect incorrectly assumed the first 40 square meters are exempt, which they are for extensions to existing dwellings only.

    My opinion is that the Planning condition is correct. Nothing your Architect done would have changed that to be honest.

    In my local area the local authority will credit you with the area of a dwelling that is being demolished, if you you are applying for a replacement dwelling.

    Old dwelling to be knock say 80m²
    New proposed replacement dwelling 220m²

    Area to which levies are applied 140m² (220-80)
