Planning - extension size

    Quick question, that someone might be able to advise on.

    Currently planning is not needed to build an extension to the rear of less than 40sqm.
    Is this the internal floor area or external footprint.
    Going the traditional cavity wall construction method.
    If external footprint is 40sqm when subtracting the width of walls the internal space is only ~35sqm.
    Conversely if internal floor area is 40sqm the footprint of the build is ~46sqm....??

    Any insight??

    And, I would imagine a builder would be pricing based on the internal floor area too. So when you ask for a price for 40sqm he is pricing for a footprint of 46sqm??

    He will price for an internal area of 40 Sq. M.
    But that is only one element of pricing.
    Foundations
    Wall spec
    Insulation
    Slab insulation
    Air tightness
    Electric spec
    Plumbing spec
    Windows spec
    Structural spec

    Sign off, inspection and certification

    You need all this too.
