    Seriously- you're getting good advice on this thread.
    In general- its impossible to sell a property with a sitting tenant- indeed, even arranging viewings can be a nightmare- as the tenant is entitled to peaceful enjoyment of the property and is under no obligation whatsoever to facilitate viewings etc.
    If the tenant were unable to find a new property- and simply stopped paying the rent- and decided to take their chances and play the system- you could be 2 years without rent- unable to sell the property- and still have to rent somewhere else yourself.

    The fact that the tenant is only giving you one week's notice- is not ideal- but by God, its a damn sight better than many of the alternates.

    I'd strongly encourage you to give the tenant their deposit back in full, write them a glowing reference- and count your lucky stars that you're not in a situation where the tenant decides to overhold.

    Its next to impossible to even prepare to sell a property with the tenant still in situ- make the most of the situation you've found yourself in.

    Im going to go against the grain here.

    Yes people are right that its good you had no issues with the tenant over staying however thats setting the bar very low. Good tenants apparently are people that pay rent on time, this should be an average tenant but because we as ll set the bar so low, its treated differently. Both parties should be treated equally here yet the comments here show how ll expectations are so low while ll have everything stacked against them.

    If the situation was reversed, would everyone here be ok with the ll giving 1 weeks notice to vacate?

    The same can be said here. A normal tenant would leave during x period and not over hold. Even if the lease was loose, it was agreed they would give a months notice, they have not fullfilled their end of the agreement and i would keep 3 weeks of their deposit.The only item to bear in mind here is that you are meant to minimize losses.
