Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Pyrite Test Query

    Proposing to sell a property in an estate with a pyrite problem. I have no concerns in relation to the property but had an engineer complete a Building Condition Assessment - a Damage Condition Rating of 1 was assigned as follows:

    "Some damage that could be attributable to pyrite-induced heave or other causes."

    If I proceed with the core sampling and it is negative for the presence of pyrite, an A Certificate would be obtained as follows:

    "The building has a Damage Condition Rating of 0 and hardcore which has negligible susceptibility to expansion. Alternatively, the building has a Damage Condition Rating of 1 or 2, and hardcore which has negligible susceptibility to expansion and an alternative probable cause for the damage other than pyritic heave, is likely."


    Therefore I could have a certificate that states the property has damage attributable to something other than pyritic heave!

    Engineer has stated that post-core sampling he "can amend the Damage Condition Rating 1 within the report...with no damage rating applied." The rationale for this statement is not clear. Damage Condition Rating 1 states "damage"; a negative test for pyrite merely excludes pyrite as a cause of the "damage"??


    Any observations or experience with buying / selling properties which are A certified but which reflect a Damage Condition Rating of 1
