Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Building my own home

    I'm seriously interested in building my own home, buy a piece of land in Kildare and go for it.

    I have some building experience, I can do the foundations and the general structure of the house myself with a few friends who also have some building experience. I'd pay someone to put a roof on it and do the electrics. I have design experience so drawing up floor plans is no problem to me either. I'm looking to buy land, but not in the middle of nowhere, but within reasonable distance from a town.

    I am 37 years old, banks won't give me a mortgage for various reasons that may be my own fault, I could pay a mortgage no problem if they would only give me one, but I wont get into that side of things. So I feel I have no choice but to give the banks the finger and build from scratch with my own cash. I have a nice sum of money in a bank account to buy some land and get going on the building process.

    How realistic is it building your own home in 2019 ? I'm looking at building a small to medium sized Bungalow.

    Who will provide the tech guidance on meeting the building regs?, especially the new part L that comes in from Nov 1st.
    Without proper guidance and compliance sign off, you will have trouble selling it on.

    You either need a mortgage or you don't. Building a house over 10+ years is not realistic.

    Before you spend loads of time on this, talk to a local QS/Architect/builder to get an indicative build price.

    Crap sites with planning in Kildare are being advertised for 200k.

    Can you avail of local needs exemption?

    Otherwise you'd be better off buying a house and gradually renovating it.

    Building one is not a problem with what you can do. I built one almost single handed in my spare time with my wife doing some labouring, ( 50 years ago when I was only 24, ) it took us 13 months. Original plan after buying the land was to build from wages as we went along but we progressed so fast that a mortgage became necessary. A stage mortgage was easily obtained because by then we had the asset of a building plot with planning and the footings and floor slab in place. They valued the site and gave us 75% of it to carry on building with. Building inspection in the U.K. Is I think more severe than Ireland so I didn't need anyone other than the local authority building inspector. I f I was to build one now I live in Ireland, I would hire a local architect simply to keep me in line with the local regulations that I don't know about ��
