Buying a house, what to look out for

    Could not find a more appropriate category for my message, hence I am trying it here. Should it need to be moved, let me know...

    We, my wife and I, are seeking to buy a house with a bit of land, situated somewhere in West Cork.

    We have been searching the internet about what needs doing and what we need to bring with regard to paperwork etcetera, that is all pretty much clear.

    What I do not know is, should we proceed to make an offer on a house with land and it is accepted, who will investigate that what we are buying actually belongs to the seller for them to legally be allowed to sell it? Will this be done by a solicitor, or...? Is this something that is instigated by the bank or will we have to do this?

    Have been pulling the portfolios on some properties via landdirect.ie and what they say as to what the owner is offering up for sale can seem conflicting from time to time, hence my question.

    I hope this makes sense, let me know if you need more info to be able to provide me with some kind of answer :-)

    Solicitor specialising in conveyance - employed by you - so extra cost on top - i think about 2k last time i bought a house.

    Perfect, this certainly helps and will add an extra cost but will also be absolutely necessary since you want to know what you are buying/paying for...

    At what point in time would you be doing this? After you have signed a temporary buying contract, bearing some sort of clause that when it turns out to be different than on offer can be annuled?

    There's a lot of reciever properties popping up out of that project scarrif loan book which was sold off by Ulster Bank, a good lot were holiday homes if ring around all the estate agents to see what they have or coming. 4000 were holiday homes so must be a few around West cork.
    They seem to be dripping then out, as one goes sale agreed another pops up.

    Definitely before you do anything legally binding - i.e. before you sign anything.

    thanks! will check with a solicitor about that, will also ask some estate agents to see what answer they will come up with.
