Clarification on RPZ and minimum review period.

    Non RPZ:

    24 Months between one review and another

    RPZ:

    Annual reviews


    I was under the impression that RPZs were under the 24mo restriction too. Did that change as of the 2019 act or was I mistaken?

    If a tenancy in a Rent Pressure Zone began on or after the 24th of December 2016, the landlord can review the rent each year and it can only be increased by a maximum of 4%. The rent being set should not be more than local market rents for similar properties.

    For tenancies in Rent Pressure Zones which began before the 24th of December 2016, the landlord can only review the rent 24 months (2 years) after the tenancy came into existence, or 24 months after the date the rent was last set.

    If first review is after 26 December 2016 first review is annual too!

    this is incorrect, reviews subsequent tot eh first review are annual even for existing tenancies.

    Since more than 24 months has elapsed since the 24/12/2016 there are now no tenancies which cannot be reviewed annually.
