Buying site subject to planning

    We are hoping to buy a site subject to planning and would appreciate some advice. How long would be a reasonable amount of time to agree to have planning in place or is that something that would be part of the terms of the sale? We have no idea of what is reasonable and dont want to agree to a time limit that isn't possible. Thanks a mill in advance

    You’d want to allow yourself at least 6 months. It depends on where you are when you sign the contract of sale.

    E.g. say you go sale agreed on the site this week. Then over the coming weeks and months you engage an engineer/architect and get the ball rolling on a design etc. By the time you exchange contracts for the site you might be almost ready to submit your planning application. Once you submit, you’ll get an answer in 8 weeks. But it could be a “further information” request. Which is common. So that adds at least another 5 weeks, it it’s a simple clarification. A lot longer if complicated. So the time can really run away on you. Then once granted there’s a further 4-5 weeks before final grant.

    Yes for us the sale contract was 6 months, seller/agent both said however 6 months is standard but if planning submitted by the. Extension is usually no problem for FI request etc, I thinks ours ended up being about 8 months granted after sale
