Granny flat extension costs/advice

    Hi,
    Looking to build an extension which will serve as a granny flat - building on from an existing bedroom at the rear of the house to add on a kitchen/living area and bathroom. Thinking of around 30 sq m in size. Believe this would be a spacious enough living area for 2 people. Has anyone done something similar in size and would have idea of costs?
    First timer for something like this so would appreciate any advice/tips. E.g. is it necessary to have an architect for something of this size and should be basic enough or would it be sufficient to provide our own basic drawings (using online apps). What is the best order to take steps in - for planning permission, builder quotes, finance etc.
    Regarding finance, upon comparing a couple of banks against credit union loan - repayments look quite similar. Any advice appreciated.

    What kind of house is this being fixed on to?
    Is loosing the bedroom a problem for the existing house? If 30m2is for the living space, is storage, wc and bedroom in the existing?
    A granny flat must have a connecting door to existing.

    You’ll need drawings/design for planning so start with an Arch.

    This is a bungalow. The bedroom is at the rear end of the house - approx 25sq.m. (flat roof, previously converted from a garage). Idea is to remove 1 of the rear windows to make a doorway into the extension. Size of extension itself with kitchen/living and bathroom, thinking 30 sq.m.
    Would you have any idea on architect costs - as mentioned totally new to this.

    You will need someone to prepare plans and drawings that suit your house and site. You cannot provide other online maps for a planning application.

    Start off with a local architect/engineer/surveyor/technician/planning agent.
    Check local applications to see who is local and being used.

    Cost will depend on complexity, impossible to tell from what you have posted. Get 3 quotes.

    Where are you based?
    A granny flat is just a standard extension by another name. They cost the same as a normal extension, if not slightly more as you are adding an additional kitchen space, may require priority switches for cookers and showers etc

    Budget 1500 to 2000 per square meter and see where that gets you with regards to the budget in your head.

    Also consider planning costs and professional fees.

    If you build a 40sqm or less single storey rear extension, and have at least 25sqm of open space left, then you do not need planning as this type of extension is exempt.

    We will need planning because the house already has an extension which was exempt from planning so including that the granny flat will be more than 40m2.

    Grey area. Ancillary Family Accommodation (Granny Flat) requires Planning. The Extension to the main dwelling doesn't once you comply with the Regs, some of which you have quoted above.
