New development on the condell road

    I noticed on the river side of the road a development with a few rising walls going in. What is that development for? Is there a plan for this somewhere online?

    It's a council social housing development. 43 houses.

    Jesus they kept that one quiet..or did they? Im not living in Limerick but id still be in touch with most developments

    It was in the papers a few months back when it was going through the Part 8 process. It's a terrible location IMO on a flood plane but these developments are popping up all over the city in every space available.

    All the comments say it is being built on a flood plain, what have the council done as a preventative measure to ensure this area doesnt get flooded?

    There was a lot of opposition to the development, due to lack of services nearby and the risk of flooding but was ultimately passed by the Councillors. Anybody that has ever walked the Condell road will see an array of sand bags along the bank. This area was badly flooded a few years back so im not sure how these houses will even get insurance. Across the way, Coonagh got badly flooded this year albeit due to flood defense failure. There isnt any public transport this side of the city and they are about a 20min walk to a bus stop, the nearest post office, bank and grocery shops. and about 20-30min walk to the nearest schools. Im not suggesting that all the families will not have the use of a car but there will be many who wont, and the estate is in an isolated area away from amenities and services.

    By flood defence failure, do you mean the OPW leaving a flood barrier open?

    Ok looking at one of those links at the location its not a terrible location, it away from the main areas that flood but i stand to be corrected on that ! If the flood defences are in place and upgraded if necessary there should be no issue as with any other housing that is already in that area. A god bit of flooding that has happened in recent times seems to come from some errors from people leaving flood gates open etc.
    I'm sure there were objections against social housing in one of the more affluent areas of the city and many under the ruse of not being serviced correctly and all sorts ,thats ok ,you look out for your own area as best as you can ! I'm not sure its the right place for it either tbh.
    Saying its isolated is a bit far fetched ,Its in very close proximity to everything, no worse than anything else in the city and again it highlights how badly serviced areas in the city are by bus, not just here but most area's. Hop on a bike and you are to all those places in less than 5 mins !

    true you can get alot of places by bike unfortunately we are still so unbike friendly in Ireland, there is no where to safely leave your bike in the city centre, outside the Jetland shops, even up to very recently (and maybe still) the schools discourage cycling as they don't want to provide a place to leave the bikes.

    I thought society was supposed to be trying to integrate social housing alongside other areas/types of housing so as to avoid the type of situations which happened with Southill and Moyross which were virtually 100% social housing.

    re the recent flooding in Coonagh, I thought I remembered reading that while the OPW did admit leave the flood defences open, they were in the middle of repairing the defences which had already broken. Either way, the area flooded badly - who is to say it won't happen again and this new development won't be affected the next time. Its been part of a flood plain for years and years -building on it won't stop flooding. It may move it but somewhere has to take the excess waters.

    A Social housing development in a relatively unsuitable location.

    Was this approved because there would be minimal objection to it? Would it have been approved if it was planned for another urban area like Raheen or castletroy?
