Adding another room.

    Hi, I am looking to add another bedroom to the our house but unfortunately converting the attic wont work as the roof is too low, so apart from selling up and buying a bigger house which is an option, we have a hot press (6ft x 3ft(w)) between two double bedrooms (1. 12.5 x 11.5(w), 2. 11.5 x 10.5(w)) and looking to check how I could add a box room between these rooms, or would I be better off moving to the bigger house.. we have reservations about moving because of various reasons (schools, shops, and trains all within walking distance)

    Could the following work.

    Phase 1. Remove the emersion from the hot-press and get in a heat pump / solar system, with a smaller attic based emersion for hot water, we will be getting rid of the bath and replacing it with a shower system, we are currently in a house built after 2005 and would need to be BER tested obviously before going this route, anything else to consider.

    Phase 2. Remove the stud walls of the hot press, refitting them to give a 6ft x 10ft room ? we will be putting in a high bed with storage underneath, and will need to get creative with a study area and wall mounted TV, the other two rooms will both have built in storage and study / work areas and screens also making sure to make as much use of storage as possible.

    Does this sound ok, I have a builder estimating tomorrow morning go give us a quote for 2, I haven't been able to see anyone regarding 1 so still up in the air with whether this will work or not from heating and plumbing.

    It won’t be a Bedroom. You need an alternative means of escape.
    And you may devalue the property by butchering the other 2 rooms to a small size in order to create this extra store room/ study.

    Make sure the builders (really should be an engineer) check that the walls you are removing are not taking any loads.
