    You need to be targetting the cost of the house, not the finance to buy it with.

    Exactly. Martin talking about helping people get their deposit together. Fine Gael saying they'll give €30k to first time buyers. Are they really that thick? House prices will just jump €30k instantly and it'll be another gift of public money to private developers.

    Any mention of the massive amounts of social housing where people aren't paying anything? With basically zero comeback or threat of eviction

    180k is the figure I came to with average wages, in Leos mind its 320k though.

    If you're talking about a 3 bed semi, then you're talking family home which typically these days has two earning adults (I accept that's not always the case but typically) - 2 times the average wage, times 3.5 (lending limit) plus deposit gives a figure closer to 300k?

    Demand side initiatives are not needed, demand is sky high as is and this fact seems to be lost on these lads. As CB pointed out most people that used help to buy had the deposit anyway. All Leo's ideas would do would fuel house price inflation.

    Then Eamon "buzz killington" Ryan complaining about giving cheques to the developer etc etc, I know developers are rightly unpopular after the last crash but we need to come up with incentives for people to build homes, if that's a cheque, or a Vat break, or just something to sweeten the deal for the developer, that's what needs to happen.

    Plenty of public land, additionally lots of farming land could be compulsory purchased, you can see so much undeveloped land when flying in to Dublin Airport.
