If selling a house with solar with no planning but over the exemption, would that require panning before being able to sell?

Anyone with experience selling with solar or getting planning?

Yes retention planning required or reduce the angels r the exempted amount.

You will have to provide a cert of exemption or a cert of compliance with the planning. Currently you can’t get either.

*Note. Assuming it’s picked up by the purchasers surveyor.

Whether it is or not picked up by the purchaser's surveyor, there is a question in the standard contract which asks if any modification has been made to the property for which planning permission was required. The O/P will have to answer truthfully. If the O/P tells a lie, they might well find themselves sued down the line.
The O/P should get retention or remove the panel.
