Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Flat asphalt roof

    Hi, Need some advice regarding a asphalt flat roof. We recently had a survey done on our apartment block flat roof. I'm on the management committee and was wondering if anyone has any opinion on the attached pictures. The roofers say the asphalt is cracked and needs to be " prime out existing surface in bituminous primer, cover with 4mm granular torch on felt forming drips where required.

    It looks like the "cracks" are running along the gully drain and we're wondering if this is just normal wear on the roof ? Its 26 years old and a builder who hasn't seen the roof told us that asphalt roofs last 40 years before needing replacement . Any advice gratefully appreciated. The survey was routine as there are no signs of leaks or damp anywhere.

    Who did the survey?

    Looks in poor condition. One fresh layer after 26 years ain’t bad.
