Apartment Management Fees vs Cost of Average House Maintenance

    Hi there,

    Just interested to hear some opinions on the difference in costs on this.

    Typical apartment management fees are 2k. This could add up to 100k over 50 years. Would the equivalent be spent to maintain a 3 bed home or is it "lost" money.

    Obviously very ballpark figures but just curious.

    Management fees aren't home maintenance fees, you will still bear most of those costs. They do however always include buildings insurance and often refuse too. You're trying to compare apples and oranges

    Well in reality there is little maintenance of an apartment vs house as you can't re roof it etc.

    Just wanted to assess if a house owner would "profit" most of this 100k or would they likely spent a lot to maintain the house which an apartment owner would not.

    You wouldn’t spend 2k a year on general essential maintenance of an average house IMO.

    Apartment upkeep can be expensive as it mostly requires professionals to do it. Things like washing external windows can’t be done by just anyone with a ladder. DIY options are limited.

    Lifts are expensive to maintain too.

    How much would a typical household spend on refuse / buildings insurance? You need to deduct that from the headline figure beofre comparing.

    Windows, doors, plumbing, decor... Ok so you don't have to worry about the roof or external painting but those are sporadic repairs as a homeowner. Also if there isn't enough in an apartment sinking fund you may face additional levies for these.

    That is true but homes definitely aren't cheap to maintain too. Heat also is a big factor long term.

    Roofing will be rare but maybe 20k etc.
