As I'm trying to time completion date can I ask currently are there any delays and the current time to draw down loan funds assuming everything is in order from day requested by solicitor. Many thanks

Your solicitor is probably the best person to ask.

But at this stage anything can delay your sale if it requires a non essential service.. Ber rating, valuation, checks for titles or charges or whatever, key staff anywhere coccooning.

Have Ber, in date valuation ,acceptable survey, life, home insurance with correct address etc
The reason is that the valuation will lapse after 4 months (and in case value has increased:))and have to time the drawdown and completion for this date. Cheers
