    Hello,

Does anyone have realistic costs for a new build 2,400 SQ FT in the North Cork area?

Has anyone good/bad experiences with builders?

A half hour of reading a few threads on here will do a lot for you.

By 'build' you might as well say 'transport' - it's that vague of a term these days, and I'm not being smart.

I'm getting quotes in my area from 1k per metre squared to pretty much double that. I'm hoping somewhere in the middle, so 1.4 - 1.5k a metre. Not including all non-negotiable stuff like connections, fees, planning contribution etc.

I know you'll not be happy with 'it depends' but it does really depend. But you'll not have much left out of 400 grand minimum.

A guy local to me guesstimated slightly more than twice the price for Dublin compared to my area so about that. Really sobering.

A QS friend told me €2k - €2.5k per square meter for a new build in Dublin. Ball park basic spec. That’s what I tell clients.

That price can deviates based on the spec.
