Planning permission to run software development business from home?

    I am looking at registering a software development business at my home address. It would just be my wife and me involved.

    Might this require planning permission?

    It is a four bedroom bungalow. There are three of us, so if we need to designate an area as an office it would be a room currently designated as a bedroom. Would that be an issue?

    Would we need to designate space for both of us, even if we would in fact not be working at the same time?

    We also have a 30 square metre detached garage. I know that we would need planning permission to use that. If we did need planning permission anyway, would it be easier/harder to get it for use of the detached garage?

    I would say no, you don't need planning permission for a home office. The only issue you may have is if your customers are going to be visiting you at home, which is probably unlikely.

    If you use your garage, you're going to have to insulate/heat it and maybe provide toilet facilities so I'd stick with the house for now.

    You won't be able to claim rent as an expense because it means you're liable for any income. You can however, claim for a portion of your utility bills - if you have 8 rooms in your house and you use 1 as an office then you can claim an 1/8th of your heat/electricity bills. You can get away with claiming 100% broadband and mobile bills.

    None whatsoever - as per post above, plannign only required where you are accessible to the public and thus potentially causing disturbacne to neighbours.

    No problem having clients visit occasionally either.

    If anything, working from home is encouraged.

    What you may need to look at is insurance. Its a bit hazy but if you have people coming to the house you should make the insurance company aware, and possibly having business computers etc would make a difference too. It could seem easiest just to ignore it but if it came to a claim it could be argued that you have not divulged pertinent information. Suggest you make some 'hypothetical' enquiries before you actually start.
