Far better to buy a bigger house and rent out rooms on a licensing basis. Any messing and you can be booted out summarily, tax free rent too if under the Revenue limit, and no RTB involvement either.

Wouldn't suit everyone, but being subject to RTB is a joke for LLs.

The issue is that there is no mechanism to deal with unruly tenants who ruin the lives of neighbours. Until thats done itll continue. Rent arrears is another joke its the thought that tenants can get away with it.
