Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Balcony Wooden floorboards replacement?

    Hi all,

    Apologies if this is the wrong area to be posting but this is far from my area of expertise.Also mods, if I'm in the wrong area, feel free to move the post.

    I have noticed some minor rotting of the wooden boards (see attached pics) on the balcony of an apartment I own. I assume this will only get worse and will need replacing at some stage.

    Where would I start in looking for a tradesman to do this work?

    Balcony is approx 5ft x 10ft. What kind of costs would you expect for me to incur to have this replaced incl. labour?

    Or could the existing boards be salvaged?

    Get composite decking.
    May be just a simply replacement job too.

    They do look bad in some spots. But also id ask you to try cleaning them first.

    Get a loan of a Pressure washer from friend/ family member / colleage. Clean them up and see what state they are really in.

    This could be a case of all ok, one or two bad. Or all replace. Depending on the above your choices will be different for each.

    Given the elevated location power washing would not be my first choice unless its pi$$ing rain.:D

    I would get a steel wire brush or a stiff nylon brush and brush off all the lichen and moss and other crap and then have a good look.
    It seems a decent job with hardwood deck and stainless steel screws so should be easy enough to replace a few boards

    Quick question on the above - would that be something you'd get in a B&Q/hardware store or somewhere more specialist? And would they cut to size etc.?

    I'd suggest looking at the support/joists underneath the decking first! Remember the Tragedy in California a few year ago.

    huh ? i pressure washed my old balcony in the apartment with pressure washer. No bother quickest method best result. Elevation had no bearing on it, i was the top floor too :)

    If you can this job requires a tape measure, saw and drill/screwdriver.

    Clean it all up. You may only need 1 or 2 boards removed by unscrewing and replacing.

    Check the fixing below which is likley wood on a steel frame.

    As suggested composite would be a great solution. Wont rot and doesn't need treating or painting., oiling etc.

    I'd imagine the poster was referencing the cars etc. beneath and spraying the debris moss etc. downwards onto them? But I could be wrong.

    Tell your neighbor below that as they are sitting there having their cuppa tea or have their washing on the balcony :)

    Or be mindful of cars below that can cause damage to.

    Of course, as long as you don't give a .... about who and what you impact with the debris.
    Nice car in the OP's picture for openers, who knows what is below.
