How long does second fix take?

    Hi,

    We are buying a new build and our valuer went there yesterday and told us that the building is in second fix stage. The EA told me last week that I could expect to move in end of october/beginning of november. Would this be a reasonable time frame? it's a 3 floor circa 170 sqm property.

    How long is a piece of string?

    It depends on what stage of second fix it was at. It also depends on how many staff are working at it and the level of skill of those staff and whether they are doing a quality job with attention to detail or a bunch of thick lazy apprentices doing some sort of slipshod "tradie mayhem" half arsed type job.
    It depends on the extent of the snag items.
    Moving in is also dependent on other external work being complete.

    In my experience, any timeline given for construction related work could be extended by by 50-100%.

    23/10 is 7 weeks away.

    7 weeks is really slow for 2nd fix IMO.

    Possibly but if the house is part of a development then the OP has to wait for the developer to lodge CCC through the BCMS system and he may be waiting to lodge a couple of properties at once.

    It is. As well they have to install the kitchen after signing contracts as there are a few options that we need to choose
