Planning permission for another extension?

I am looking to purchase a house originally built around 1910. There was an extension added some years ago (approx 10) to the rear of the house and I am told there was no planning permission required as the extension is under 40sqm.

If I purchase the house and wish to extend again at the rear, can I extend by another 40sqm as I was not the owner at the time of the first extension..?

No. Total of all exempted development is max of 40 Sq. M. Once you meet all the exempted criteria.

The OP stated the house has already been extended. So the OP cannot extend by 40m2
