Loan for site when already have house mortgage

    Looking to purchase a site to build a new house on.

    We would need about 80k to purchase a site.

    Currently have a mortgage on our own house with LTV of 50%.

    Would like to buy site, getting planning permission and then sell up house clearing mortgage and clearing the site loan also.
    Would have cash left plus take out new mortgage to do new build.

    Any thoughts on best way to get the short term loan to fund site purchase until we sell current house? (After we get planning permission)

    Maybe it’s possible sign contract for site subject to planning permission (Sites mention this anyway) plus subject to selling our home?
