Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

cost estimate for works on 2nd hand house

    Hi everyone,

    we are looking at purchasing a 2nd hand house bult around 2000, i could use some ballpark estimates for the cost of some works we will need to do.

    excluding the materials, how much would roughly cost to:

    - replace existing carpets with laminated floor, approx 30 sqm. i would like this done by a profession rather than by myself.
    - redo one family(2.2 and one ensuite(3.1x0.9 meters) bathrooms . remove and replace tiles, replace toilet/sink/shower)

    also how much all included for internal thermal insulation for a 2 floor house, approx. 110 sqm. I know that i can get some money back through the SEAI grants but i'd like to have an idea of how much i need to front.

    Can't exclude materials because the external insulation belies it.

    Flooring circa 1600-2000

    Bathrooms between 6-8k each.

    Insulation circa 10-13k including grant.
