Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Cost of self build midlands

    I am planing on building my own home this coming summer, what is turn key for 150sqm... doing ground work ourselves. Have our own land and no architect fees.... hoping for underfloor heating and air to water heating... can anyone give me advice on if this would be the best approach to heating... Reading some posts and seems to be a lot more than what I was thinking...

    Engage the services of a registered BER assessor who will be able to do a provisional BER and advise on your heating system.

    Hi, I know it’s anecdotal but the prices posted here do appear to be very much on the high side for many aspects of building going off what I am seeing personally and on the ground with other local self builders.

    Hi Everyone,

    I know this has been discussed to death but Im hoping for a bit of feedback anyone may have.

    Hoping to build a very basic 3 bed bungalow, 100sq metres (1100sq ft). One story, 3 beds, 1 bath.

    Have a close relative in the trade so he will be building at better than cost price and sourcing materials with cash, along with plumbers/electricians etc.. Also plan on doing a lot of labouring myself with him..

    Would e120,000 be an ambitious or foolish expectation for the cost build? In Kilkenny
