New build Negotiations

    Anyone here been able to negotiate on a new build? Anything from price to fixtures etc...
    Would love to hear people experiences.
    Is this even possible? :)

    If you have signed the contract already, you are not in a good position to negotiate on price/alterations. As with virtually all purchases, negotiations come down to money. You may be able to alter the spec from that outlined in the contract, but you will pay for it.

    Haven’t purchased anything yet, just looking for experiences atm before we decide anything. Trying to weigh up the benefits of going with a new build as it will be a stretch.

    In that case your room to negotiate depends on demand for property in the development you are considering buying in. If the developer is struggling to sell, he/she may be open to negotiation, if the demand is there, well, you know the rest.

    Negotiate a 'subject to loan' clause if at all possible and make sure to get advice from your solicitor on same.

    I would think it depends on demand. If there is a demand and the houses will sell regardless then I would think you stand little chance of much negotiations.

    Apart from that if they reduce the sale price for you then it impacts the sale prices of the possible additional phases.
